If I place an original keep can I convert it and customize it from scratch? I've had people say you can replace, then convert then customize this house?

    You can choose between any of the custom designs but that's it

    Truthfully, 'customize' is the wrong word to apply to the new castles and keeps, they are simply new pre-built designs.
